Full Management
- Fee: 75% of the first month's rent, and 9% of the monthly rent once occupied.
This service includes ongoing management, rent collection, maintenance coordination, lease renewals and full support for both you and your tenants.
Tenant-Placement-Only
- Fee: 100% of one month's rent.
This service focuses on marketing the property, screening tenants and setting up the initial lease. Ongoing day-to-day management remains with the owner.
Discounts and additional notes
- If you have multiple properties or high-end properties, a discount may be available.
- There are no minimum management fees listed.
- There is no mark-up on labor or materials for work orders.

Licensing and real estate services
- Seattle's Property Management is a licensed real estate brokerage.
- As a full-service brokerage, they can buy, sell and list properties for clients in addition to providing property management.
Section 8 and housing vouchers
- In Seattle, owners are generally required to make properties available to Section 8 tenants if the applicant qualifies in all other areas of the background check.
- In some other cities in King County (for example, Shoreline), owners may decline Section 8 vouchers.
Communication and availability
- There is an after-hours emergency line, available 24 hours a day, 365 days a year, for both tenants and owner clients.
Owner payments and statements
- Preferred payment method is direct deposit (ACH) to your bank account.
- Paper checks can be provided if you prefer.
- You generally receive your owner funds on or around the 10th of each month (timing can vary slightly if the 10th falls on a weekend or holiday).
- Each month you have a tenant in place, you receive two reports:
- A cashflow statement
- A balance sheet
- At year-end, you receive a consolidated 1099 for tax reporting, which you can provide to your CPA.
Rent collection
Tenants have multiple options for paying rent, including:
- Online payment options
- Direct withdrawals from their bank account
- Credit card payments through the tenant portal (where available)
- A 24-hour secure office drop box
- Mailing a check
Security deposits
- The amount of the security deposit varies based on the property and its amenities.
- In general, deposits are set slightly under one full month's rent.
- If there is additional perceived risk or liability, the deposit may be increased to a level that comfortably mitigates that risk.

Applications
- Minimum age to apply: Anyone 18 years or older who will live in the property must submit a rental application.
- Holding a property: Seattle's Property Management cannot hold a property for someone who has not applied. Once you apply, they work quickly to process your application and respond.

Security deposits
- In most cases, the security deposit is refundable.
- If any portion of a deposit is non-refundable, that will be clearly stated in the lease or listing.
Cosigners
- A cosigner may be required for applicants with poor credit or limited rental history.
- Cosigners must have excellent credit to be approved.
Paying rent
Tenants have several options to pay rent, including:
- Paying online
- Paying in person
- Paying via mail ("snail mail")

Pets
- Tenants should contact Seattle's Property Management before getting a pet.
