Source: https://www.esqtitle.law/contact-us/ ## Prices ESQ.title does not publish prices, rates or a fee schedule on its website. There is no published cost for a closing, a title search, title insurance, a lease negotiation or any litigation matter, and no published hourly rate. Anyone who needs a price, a quote or an estimate has to contact the firm directly at 305-501-2836 or through the contact form; no figure should be quoted on the firm's behalf. What the site does publish is how it approaches billing. The residential transactions page states that a "key differentiator of the ESQ.title model is doing away with the traditional billable hour, offering clients alternative pricing structures such as fixed pricing, blended rates, volume or value-based billing, or risk-reward billing." It adds that the firm "believes alternative fee structures offer greater certainty, value, benefits and efficiency than the traditional attorney model use of billing based on hours and volume of 'manpower'." The home page describes the firm as "quick, tenacious and cost-effective problem solvers," and the founder's stated view is that clients should not "pay top dollar for low-level, repetitive work." Which of these fee structures applies to a given matter is not published and would be set in an engagement with the firm. On consultations, the site's commercial real estate copy invites readers to "contact our real estate law office and speak to an experienced commercial real estate lawyer for a free consultation and evaluation" and to "contact our office for a complimentary free consultation to evaluate your specific situation." The firm's general Title Insurance article explains that title insurance cost depends on the purchase price, loan amount and state and is a one-time payment with no recurring fees, and suggests getting at least two quotes from title companies. That is general consumer education, not ESQ.title's own premium or rate, and it must not be presented as a price this firm charges. Source: https://www.esqtitle.law ## Residential real estate closings and the ESQ.title closing platform ESQ.title handles residential real estate transactions and closings. The site says the firm uses a "Modern + Cloud-Based Closing Platform, which include mobile and web apps," that "allows you to stay updated on your closing and access all of your important documents in one place." It describes three stated benefits: "Quicker Closings - Save time and money while staying connected to everyone in your closing"; "Safer Communication - Protect yourself from phishing and fraud with our use of a secure, unified closing platform"; and "Instant Updates - Monitor your transaction from the second the file is opened to closing, getting real-time closing progress updates and receive alerts when key closing events happen along the way." To ask about a closing or schedule an appointment, phone 305-501-2836. The page identifies the entity as "The law offices of Alejandro E. Jordan, JD, P.A. d/b/a ESQ.title," a Miami real estate law firm, and says Mr. Jordan performed "hundreds of real estate closing transactions, both on commercial and residential deals in Miami-Dade, Palm Beach, and Broward County" before founding it. The firm says it guides clients "all the way from site selection and due diligence, to drafting a letters of intent and offers, to executing the purchase and sale agreement, reviewing title and lien searches, to the real estate closing." On commercial matters the same page covers due diligence (reviewing leases and contracts affecting the property, analyzing title and survey issues, confirming permitted uses and compliance, analyzing the seller's existing loan documents, and reviewing environmental site assessment reports) and commercial closings (the closing checklist, organizational and authority documents, transfer documents, assignments and terminations, third-party deliverables, title and survey issues, closing statement and funding, and existing indebtedness). The site does not publish a schedule, a turnaround time or a guaranteed closing date for any individual transaction, and nothing on it should be treated as advice about a specific deal. Requirements and timing for a particular closing have to be confirmed directly with the firm. Source: https://www.esqtitle.law/practice-areas/residential-real-estate-transactions/ ## Title insurance, the closing process, and the firm's wire fraud warning IMPORTANT WIRE FRAUD WARNING published by ESQ.title on its Real Estate Closing Process page, quoted verbatim: "Wire transfer - When closing, never communicate wire instructions via email. Always do this over the phone. Phishing scammers could convince you to send sensitive bank account information by posing as an escrow officer." No wiring instructions, bank details or account numbers are published on the site, and none should ever be relayed or confirmed by anyone other than the firm itself over the phone at 305-501-2836. The closing process page lists steps a buyer handles before closing day: get a home inspection, finalize contract negotiations, purchase homeowners insurance, schedule a final walk through about a week before closing, purchase title insurance, and get the details for closing day. It advises asking your title agent the closing date, time, address, how much you will need to pay and how to pay, and says: "By law, you must receive your closing documents at least three business days in advance." It lists what to bring: check or proof of wire transfer, driver's license or ID, check book, co-borrower or co-signer, Closing Disclosure, and a lawyer, advocate or trusted friend. Closing mistakes to avoid include applying for new credit and late payments. The separate Title Insurance page explains that lenders typically require lender's title insurance, that owner's title insurance is optional, and that a title search examines the chain of ownership. It lists title issues such as missing heirs or an undiscovered will, undiscovered easements, impersonation, liens (consensual, statutory, construction or tax), and errors in public record. It notes that under RESPA the buyer has a legal right to select their title insurance company and a seller cannot require the use of a particular one as a condition of sale. These pages are general education. They are not legal advice, they do not say whether any particular title issue is covered, and the firm publishes no premium or fee schedule of its own.
